Property Manager

SOME (So Others Might Eat) is seeking a real-estate professional to join the low-income tax credit property management team! The ideal candidate will have experience with HUD lease-up. This portfolio has three large mixed-use residential buildings with over 1,000 residents. The incumbent must be sensitive to the plight of our residents. Position Description: Responsible for the overall performance of the portfolio including operations, customer service, occupancy, program compliance, resident relations and court appearance. Collaborate with the program management/social services team relevant to residents’ cases to ensure seamless and coordinated wrap-around services, with the goal of creating healthy communities. 

Schedule: Monday through Friday, from 8:00 a.m. to 4:30 p.m. and one (1) late day per week, from 4:30 p.m. to 7:30 p.m.

Required: H/S Diploma and 3+ years’ of related work experience in Property Management. Experience as a manager of Affordable Housing. Driver's License and own vehicle.

Preferred: Bachelor's Degree; 3+ years'  of related work experience in Property Management, Affordable housing or related. 

Knowledge, Skills and Abilities: 

  • Must be familiar with housing agency regulations and have a commitment to community building. 
  • Must be familiar with housing management, budgeting, housing agency regulations and the Low Income Housing Tax Credit Program, HUD, Public Housing program/DCHA and comply with Fair Housing Laws. 
  • Demonstrated a capacity to work as an active member of a team comprised of on-site and off-site stakeholders, to participate in joint decision-making processes and to balance competing objectives. 
  • Must understand OneSite database, and the workflow process, in order to operate efficiently and accurately.
  • Ability to physically inspect the property in its entirety to include walking/climbing stairs, and ability to withstand all weather conditions.
  • Must respond to after hours emergencies.
Expected Contributions: 
  • Financial Operations: Achieves financial stability through cost reduction and implementing systems to reduce the delinquency rate and following up monthly with residents. Creates goals to maintain a high occupancy rate of at least 95% through curb appeal, service and retention strategies.  
  • Social Area: Responds to property management questions and complaints from residents. Investigates property management complaints, disturbances, and violations. Notifies the residents in writing of all issues affecting their tenancy. Works in collaboration with the Program Management/Social Services team.
  • Compliance and Housing: Oversees compliance related screenings and reviews of all applications in a timely manner, preparation of lease package and lease approvals with local housing agencies, scheduling of apartment inspections and securing the acquisition of housing assistance payment contracts.
