Assistant Property Manager

Department: Property Management
Location: Washington , DC

Seeking an Assistant Property Manager able to coordinate efforts to reduce delinquency and maintain occupancy. He or she must possess strong written and verbal communication skills and be able to communicate with diverse audiences. The ideal candidate will have experience with property management databases, lease-ups, and Low Income Tax Credit.  

Position Description: The Assistant Property Manager primary function is to assist the Property Manager in achieving the organizationís objectives and preserving the value of the property.

Schedule: Monday through Friday, from 8:00 a.m. to 4:30 p.m. and one (1) late day per week, from 4:30 p.m. to 7:30 p.m.'

Required: High School Diploma or Associatesí degree in related field (Business Administration, Real Estate or Public Administration preferable), or equivalent knowledge. 1+ year of related work experience in Property Management.                                                                                                                                                                                                                                                    Preferred: CPM (Certified Property Manager), CPHM (Certified Public Housing Manager), LIHTC (Low Income Housing Tax Credit) certifications.

Required License/Certification: If the applicant does not have those certifications, he/she is required to take and pass the exams within the first year of employment.

Knowledge, Skills and Abilities: 

  • Must be familiar with housing management, Low Income Housing Tax Credit Program, HUD, Public Housing program/DCHA and comply with Fair Housing laws. 
  • Must possess strong organizational skills, outstanding customer service and demonstrate the ability to work as a critical member of a team that is committed to building strong communities.
  • Proficient with Microsoft Word and Excel. OneSite/Yardi proficiency preferred. 
  • Excellent verbal and written communication skills.  
  • Must possess and maintain a vehicle and valid driverís license with an insurable driving record history to obtain and maintain employment. The vehicle should be safe and reliable (mileage will be reimbursed).

 

Expected Contributions

  • Assist to achieve financial stability through cost reduction and implementing systems to maintain low delinquency. Participates in preparation of the annual operating budget.
  • Completes all Tax Credit move-in certifications and re-certification in a timely manner. Sends reminder notices, as needed. Must be able to calculate the income and assets in compliance with SOME and industry standards.  
  • Inspects and shows units, prepares lease package, performs lease orientations and signings and submit relevant documentation to DCHA. Ensure timely and accurate certification for annual and interim. 
  • Processes applications and prepare move-in packets. 
  • Responds to questions and complaints from residents. Investigates complaints, disturbances, and violations. Resolves problems. Maintains a high standard of resident relations. 
  • Special projects as assigned by the Property Manager.
